New Roof Hutto
A new roof Hutto homeowners pay for is usually judged on the day it is quoted. It should be judged on the day it is finished. That is when you check the work, collect the paperwork that protects the investment, and close off the one Texas lien risk most homeowners never hear about. This page is the part after the contract.

The short version
Before the final payment: walk the roof from the ground and the attic with the crew lead, and collect the invoice, product details, warranty registration, workmanship warranty, photos and a bills-paid affidavit or lien releases. After it: send your insurer the details, keep the spare shingles, and expect a few granules in the first rains and nothing more.
Which new roof you are actually buying
“New roof” covers four different jobs. Each has its own page, so this one can stay on the part none of them covers.
| Your situation | Where it is covered |
|---|---|
| The old roof is worn out or storm-damaged | Roof replacement Hutto TX — when to replace, and pricing |
| Deciding tear-off or overlay, and what gets replaced underneath | Hutto re-roof |
| Considering metal instead of shingles | Hutto metal roofing |
| A new build or an addition | Roof installation Hutto TX |
The walkthrough: what to check before the final payment
Do this with the crew lead or the project manager, in daylight, before you pay the balance. Most of it can be done from the ground and the attic.
From the yard
Shingle rows run straight and even across each slope. Ridge caps are on and lying flat. Nothing is lifted along the edges or the rakes. Drip edge is visible along the eaves.
The details that leak
New pipe boots, not the old rubber ones painted over. Flashing at walls and chimneys is new metal, not old metal with fresh sealant. Vents are new and seated.
The attic
In daylight with the attic light off, look for any light coming through the decking. Find the replaced sheets of decking you were charged for; new plywood is easy to spot from below.
Gutters, yard and driveway
Gutters clear of shingle debris and nails, the yard and driveway swept with a magnet, landscaping intact, and the dumpster or trailer gone or scheduled.
Seven documents to keep from a new roof
These are what you will need for an insurance renewal, a warranty claim, a future sale, or a dispute. Collect them before the final payment, while everyone still has a reason to send them.
| Document | Why you keep it |
|---|---|
| Line-item final invoice | Shows exactly what was installed, including how many sheets of decking were replaced |
| Product details | Manufacturer, product line, colour and impact rating if any. Your insurer and any future roofer will ask |
| Manufacturer warranty registration | Many shingle warranties must be registered to apply in full. Get the confirmation, not a promise to register it |
| Workmanship warranty | The installer’s own coverage for installation errors, in writing, with its length and what it excludes |
| Photos | Before, during and after, especially the decking. They prove what was under the old roof |
| Permit final | If a permit was required for your address, the city’s sign-off that it passed |
| Bills-paid affidavit or lien releases | Proof the crew and suppliers were paid. See the next section |

The Texas lien risk on a new roof
You can pay your roofer in full and still have a lien filed
In Texas, subcontractors and material suppliers who were not paid by the contractor may be able to pursue lien rights against the property they worked on. If your roofer bought shingles on account and never paid the supplier, the supplier’s claim can land on your house, even though you paid every dollar you owed.
The protection is simple: at final payment, ask for a bills-paid affidavit stating that everyone who supplied labour or materials has been paid, and lien releases from the main suppliers on larger jobs. A contractor who pays their suppliers has no reason to hesitate.
Lien rules have their own deadlines and exceptions, particularly for a homestead. This is general information; for anything specific, ask a Texas real estate attorney.
Three calls to make in the first month
Your insurance agent
Roof age and material affect how many Texas insurers price policies and settle future claims, and some carriers credit impact-rated roofs. Send the invoice and product details and ask, in writing, whether anything changes: premium, deductible terms, or how the roof is scheduled for depreciation. How claims work if you ever need one is on roof insurance claims in Hutto TX.
Your HOA, if it asked
If your approval required notice of completion or a final colour check, close it out so it does not come back at resale.
The manufacturer, if registration is on you
If the warranty is registered by the homeowner rather than the installer, do it now. Registration windows vary by manufacturer and are easy to miss.
What is normal on a new roof, and what is not
| You notice | Normal? | Why |
|---|---|---|
| A few granules in the gutters after the first rains | Normal | Loose surface granules wash off new shingles |
| Shingle tabs that look slightly lifted in the first cool weeks | Usually normal | Seal strips bond with heat; a Texas summer finishes the job |
| Heavy, continuing granule loss | Call | Not expected from new shingles |
| Any stain or drip inside | Call | A new roof should not leak; it is usually a flashing or penetration detail |
| Shingles missing after a storm | Call | Photograph them where they land and keep them |
Keep the spare shingles
Leftover bundles from your installation are a perfect colour match for future repairs, which matters more than people expect once the roof has weathered for a few years. Store them flat in the garage. And before anyone adds solar, a satellite dish or a skylight, read your warranty terms: new penetrations are best flashed or checked by a roofer.
New roof questions from Hutto homeowners
What should I check when my new roof is finished?
Walk the outside with the crew lead and look for straight shingle lines, new pipe boots and flashing, a closed ridge, clean gutters and a swept yard. Then check the attic in daylight for any light coming through and for the decking that was replaced. Do it before the final payment.
What documents should I get with a new roof?
A line-item final invoice, the product names and colour of what was installed, the manufacturer warranty registration, the workmanship warranty in writing, photos including any replaced decking, the permit final if one was required, and a bills-paid affidavit or lien releases.
Why do I need a bills-paid affidavit for a new roof in Texas?
Because in Texas a subcontractor or material supplier who was not paid by the roofer may be able to pursue a lien against your property, even if you paid the roofer in full. A bills-paid affidavit and lien releases at final payment protect you from that.
Should I tell my insurance company about my new roof?
Yes. Roof age and material affect how many Texas insurers price and settle claims, and an impact-rated roof may qualify for a credit with some carriers. Send your agent the invoice and product details and ask, in writing, whether anything on your policy changes.
Is it normal to see granules in the gutters after a new roof?
A small amount in the first few rains is normal: loose surface granules wash off new shingles. Heavy, continuing granule loss is not, and is worth a call.
Can I install solar or a satellite dish on my new roof?
Yes, but every new penetration is a potential leak and some warranties exclude damage from later alterations. Read your warranty terms and have the flashing at any new penetration done or checked by a roofer.
