Hutto Re-Roof
A Hutto re-roof is more than new shingles. The decisions that decide how long it lasts are made before the first shingle comes off: tear-off or overlay, what gets replaced underneath, and what gets upgraded while the roof is open. This page walks through those decisions so the quote you sign covers all of them.

The short version
Tear the old roof off in most cases; an overlay is allowed only over one sound layer and hides the decking you are paying to protect. A proper re-roof replaces the underlayment, drip edge, starter, ridge, pipe boots and flashing, not just the shingles. Bad decking can only be found once the old roof is off, so the quote should price it per sheet in advance. And skylights, gutters, ventilation and shingle class are decided before tear-off, not during it.
The first decision in any re-roof
Building codes use “re-roofing” for two different jobs. One removes the old roof and starts again from the decking. The other lays new shingles over the old ones. They are priced differently and they last differently.
| Tear-off | Overlay | |
|---|---|---|
| What happens | Old shingles and underlayment removed down to the decking | New shingles nailed over the existing layer |
| Decking | Seen, and bad sheets replaced | Hidden. Soft or rotted decking stays under the new roof |
| Flashing and underlayment | All replaced | Often reused or worked around |
| Weight and heat | One layer, as designed | Two layers, more weight and more heat held in the roof |
| Upfront cost | Higher: removal and disposal | Lower |
| Warranty | Full manufacturer terms available | Some manufacturers limit coverage over an existing roof |
| Allowed | Always | Only sometimes — see below |
When code rules an overlay out
Codes generally allow a single overlay over one existing layer of asphalt shingles in sound condition. They generally do not allow it over two existing layers, over roofing that is wet or deteriorated, or over certain materials such as wood shakes or tile. If your roof has already been overlaid once, the next re-roof is a full tear-off.
Even where an overlay is allowed, in Central Texas heat it usually shortens the life of the new shingles and leaves the decking unchecked. In most cases tear-off is the better spend, and it is what we recommend unless there is a specific reason not to.
Component by component, under and around the shingles
The shingles are the part you see. A re-roof that only replaces the shingles puts a new surface on old weak points.
| Component | Replaced? | Why |
|---|---|---|
| Shingles | Yes | The whole point |
| Underlayment | Yes | The water barrier under the shingles; never reused |
| Drip edge | Yes | Metal at the eaves and rakes. Current codes require it, and older roofs were often built without it |
| Starter and ridge caps | Yes | Purpose-made pieces that seal the edges and ridge against wind |
| Pipe boots | Yes | The rubber is often the first thing to crack in Texas sun. Reusing them is a leak waiting for the new roof |
| Step and wall flashing | Should be | Bent or rusted step flashing woven into new shingles fails first. Counter-flashing set into brick may be kept if sound |
| Vents | Usually | Old vents are replaced, and the ventilation itself checked and corrected if it was undersized |
| Decking | Bad sheets only | Found once the old roof is off; priced per sheet in the quote |
| Skylights | Your call | Replace or reflash now, while the roof is open, or live with the old unit inside a new roof |
| Gutters | Usually not | Kept unless failing; detached and reset if they are in the way |
Six decisions to make before the old roof comes off
Shingle grade
Architectural shingles are the usual choice on a residential re-roof today. Impact-rated shingles cost more and are built to resist hail better; some insurers offer a premium credit for them, which you should confirm with your agent in writing before choosing on that basis. The material trade-offs are on asphalt vs metal roofing.
Colour, and the HOA
Many Hutto subdivisions require HOA approval of shingle style and colour before work starts. Approval can take a few weeks, so it belongs at the start of the process, not the week before the crew arrives.
Ventilation
A re-roof is the cheapest time to correct attic ventilation. An overheated attic shortens shingle life and pushes up cooling bills, and fixing it later means cutting into the new roof.
Skylights
Add, remove, replace or reflash them now. Our skylight installation page covers adding one during a re-roof.
Gutters and fascia
If the gutters are failing or the fascia behind them is soft, do it alongside the re-roof so the new roof edge is not disturbed later. See gutter installation Hutto TX.
Timing
Spring brings Hutto’s hail season and the busiest roofing calendar. A re-roof planned for autumn or winter is easier to schedule. Summer work is fine, with crews starting early to work in the cooler hours.
What a tear-off re-roof looks like
| Stage | What happens |
|---|---|
| Protection | Landscaping, AC units and the driveway covered; dumpster or trailer placed |
| Tear-off | Old shingles and underlayment removed down to the decking |
| Decking check | Every sheet looked at; bad sheets marked, photographed and replaced |
| Dry-in | Drip edge and new underlayment installed the same day, so the house is never left open |
| Install | Starter, flashing, boots, vents, shingles and ridge |
| Clean-up | Debris removed and the yard swept with a magnet for nails |
Most single-family re-roofs take one to a few working days, depending on size, pitch, layers and weather. Permits vary by address: check with the City of Hutto and ask your contractor who pulls it if one is required.
Four lines that should make you ask questions
Red flags
An overlay quoted on a roof that already has two layers, or with no mention of how many layers are there now.
No decking line. If the quote says nothing about bad sheets, you will find out the price when the crew finds the rot.
“Reuse existing flashing and boots.” Old components under a new roof are where it leaks first.
Any offer to cover your deductible if insurance is paying. In Texas a contractor cannot pay, waive, rebate or absorb it. If the re-roof is an insurance claim, the process is on roof insurance claims in Hutto TX.
Is it actually time?
Not every roof that looks tired needs a re-roof. Damage in one area on a roof with life left is a repair, and we will say so. If you are not sure, start with signs you need a new roof and how long does a roof last. When it is time, pricing and the full service are on roof replacement Hutto TX.
Re-roof questions from Hutto homeowners
Is a re-roof the same as a roof replacement?
Mostly. Building codes use re-roofing to cover both a full tear-off and replacement and an overlay, where new shingles go over the old ones. Most homeowners and roofers mean a tear-off when they say re-roof, and in most cases that is the right choice.
Can new shingles go over my old roof in Hutto?
Sometimes. Codes generally allow one overlay over a single existing layer of asphalt shingles in sound condition, and not over two layers, wet or deteriorated roofing, or certain other materials. Even where it is allowed, an overlay hides the decking, adds weight, and can affect the shingle warranty.
How long does a re-roof take?
Most single-family re-roofs are done in one to a few working days, depending on size, pitch, how many layers come off, how much decking needs replacing, and the weather.
What happens if the decking is rotten?
Bad sheets are replaced before the new roof goes on. Nobody can see decking until the old roof is off, so a good re-roof quote states the price per sheet in advance and you are shown what was replaced.
Does a re-roof need a permit in Hutto?
Check with the City of Hutto for your address, and ask your contractor who will pull it if one is required. Many Hutto subdivisions also require HOA approval of shingle style and colour before work starts.
Should I replace my gutters and skylights during a re-roof?
Decide before the tear-off. Skylights are best replaced or reflashed while the roof is open. Gutters usually stay unless they are failing, but if they are, replacing them at the same time avoids disturbing the new roof edge later.

Serving Hutto, Austin and surrounding Central Texas. ESTIMATES: a firm re-roof price requires an inspection, because roof size, pitch, number of existing layers, decking condition, ventilation, material and access all move it. CODES AND PERMITS: overlay limits and required components referenced here are general; the adopted code, the City of Hutto and your HOA govern your specific project, and permit and HOA approval should be confirmed before work is scheduled. Durations are typical rather than guaranteed and depend on size, complexity, weather and material availability. Impact ratings, warranty terms and overlay conditions are set by the manufacturer for the specific product and should be read on its documentation; insurance premium credits vary by carrier and are never promised here.
